26 South 10th Street – The Corner of 10th and Cherry Streets, Reading, Pennsylvania
This is a 3 story commercial building made of Brick (currently painted) with stone veneer on the corners of the first floor. The exterior first floor on the 10th street side has two large 7’ show windows, a 3 foot door in the front. Floors 2 and 3 have 6 regular style windows. There is a metal security cage system on the front (10th St. side) of the first floor. The Cherry Street Side has 14 similar standard type windows on floors two and three. The first floor has 5 windows on the Cherry Street side that have been bricked in and an exterior door in the middle of the wall that also has been bricked in. There is a metal fire escape accessible by window on the Cherry Street side that services floors 2 and 3. The Cherry Street side has at its very rear a new first floor man door. That door gives entry to the two upper floors (Potential apartments) and the rear of the store and the basement. The width of the rear entry door is 36” and the stair case is approximately 6-10 feet depending on location.
The first floor is a large open area with a small room in the rear that contains a toilet, sink, and some minor storage. The main room is approximately 893 sq. ft. Measuring 51’ X 17’ 6” approximately. The small powder room is approximately 5’X 5’6”. There are two large windows in the front on S.10th Street and a 36” entrance door. The ceiling height is approximately 11’6” high.
The staircase is approximately 7’ wide. The stairs being 36’’ with a wrap around style. There is an additional 4’ set aside for the basement on the first floor. The stairs are for floors 1-3 and a separate set goes to the basement.
Second Floor: The basic foot print of the floor is essentially the same as the first floor with 893 square feet approximately. However, there have been rooms created, walls added. Those walls are for the purpose establishing a living environment (apartment). There are two rooms on the 10th St. End that measure 10”6” X 14’ approximately and another room that measures 6’ 8” X 14’ approximately. These room have 30” doors. There are two other rooms on the right side and a cut out. Those dimensions are approximately 7’ 6” X 9’, 9’ X 7’ 6”, and the cut out 8’ 9” X 7’ 6”. There is a room that has been designated a bath and also a proposed kitchen. The unit is currently incomplete. Cabinets designated for the kitchen and baths are on the third floor. Ceiling height is approximately 11’+.
Third Floor: The basic foot print of the floor is essentially the same as the first floor with 920 square feet approximately due to utilization of part of the stair case. However, there have been rooms created, walls added for the purpose establishing a living environment (apartment). There are two rooms on the 10th St. End that measure 10”6” X 19’ approximately and another room that measures 6’ 8” X 19’ approximately. These rooms have 30” doors. There is another room measuring approximately 7’ X 57” also another 10’ X 9’. The third floor has no finished bath or kitchen but preparations have been made for both. The floor is filled with the kitchen cabinets destined for both the second and third floor apartments. Ceiling height is approximately 11’+.

Hot Water: No Visible source for hot water 1 very vintage non-operable electric hot water heater on second floor.
Electric: 200Amp 3 phase Master Fused main service- Separate meters installed for first floor, second floor, and third floor and owner’s meter. This is a relatively new installation. There is a 200Amp separate box for the first floor with modern breakers. There were panels for the second and third floors that were not fully installed.
The basement has a raised wood floor allowing the installation of pipes and electric lines. There are several basement windows that have been sealed off from the outside.
